What to Consider Before Choosing the Building You Will Live In

A home with insufficient insulation can lead to many problems, including high natural gas bills in winter, excessively hot indoor spaces in summer, noise from outside and neighboring apartments, as well as moisture, dampness, and mold. These issues not only reduce living comfort but, in buildings with inadequate waterproofing, can also damage the structural system and shorten the building’s service life. In buildings where fire insulation and fire safety measures are insufficient, fire may spread more rapidly, putting occupants’ lives at serious risk.

For this reason, when choosing our living spaces, insulation should not be considered merely a matter of comfort. It is an important factor that must be evaluated in terms of energy efficiency, structural safety, and life safety.

But is it possible to assess the quality of insulation before choosing a building to live in? In fact, a few simple checks and the right questions can provide important clues about a property’s thermal insulation, waterproofing, acoustic insulation, and fire safety.
 
How Can You Assess the Quality of Thermal Insulation?

Thermal insulation is one of the most important factors directly affecting a home’s energy consumption and indoor comfort. With updated requirements relating to the Energy Performance Certificate (EKB) and the TS 825 Thermal Insulation Standard, energy efficiency standards for buildings in Türkiye have become increasingly stringent. In most new buildings, external wall insulation, roof insulation, and floor insulation have become standard elements of energy-efficient construction.
When inspecting a property, you can consider the following points to evaluate its thermal insulation:
  • Does the building have an Energy Performance Certificate (EKB)? Its energy class should be at least C.
  • External wall insulation systems are commonly around 5–8 cm thick, although thicker systems may provide better thermal performance depending on the insulation material and building design.
  • Windows should preferably have double or triple glazing.
  • If interior wall surfaces on the north-facing side of the building feel noticeably cold, thermal insulation may be insufficient.
  • If the boiler or air-conditioning system operates continuously but the home still struggles to reach a comfortable temperature, the building may be experiencing significant heat loss.
 
When visiting a property, checking the energy bills of other apartments in the building, where available, or asking an existing resident about typical heating and cooling costs can also provide useful insight.
Studies indicate that properly designed and installed thermal insulation can significantly reduce a home’s heating and cooling expenses. This demonstrates that insulation should not simply be considered an additional cost when purchasing a home, but rather a long-term investment.

How Can You Assess the Quality of Waterproofing?

Waterproofing is an issue that many people overlook when purchasing a home, yet inadequate waterproofing can lead to some of the most costly building problems.
In buildings without effective waterproofing, reinforcement steel within the concrete may corrode over time. This can reduce structural durability and may even negatively affect the building’s resilience in the event of an earthquake.
To assess whether a building has potential waterproofing problems, check the following:
  • Is there a noticeable smell of dampness in the basement?
  • Are there water stains, peeling surfaces, or swelling on the ceiling of the parking area?
  • Is there a drainage system around the building?
  • Are there darkened, swollen, or deteriorated grout joints in balconies and bathrooms?
  • Is there peeling or blistering paint on the exterior façade?
 
Waterproofing is particularly important for apartments located on the ground floor or basement levels. Therefore, anyone considering such a property should carefully inspect the building for signs of moisture and water penetration.

How Can You Assess the Quality of Acoustic Insulation?

Acoustic insulation is another major factor affecting comfort, particularly in urban environments. In a home with poor sound insulation, footsteps from the apartment above, conversations from neighboring units, elevator noise, or traffic from outside can quickly become serious quality-of-life issues.
You can perform a few simple checks when visiting a property:
  • Ask someone to speak in another room and check how clearly the sound can be heard.
  • Close the windows and listen to the level of outside traffic noise.
  • Check whether footsteps or impact noise can be heard from the floor above. Visiting the property in the evening or at the weekend may provide a more realistic impression of noise levels from neighboring residents.
  • In apartments located near elevators, pay attention to possible motor or mechanical noise.
  • Lightly tap on interior walls. A very hollow sound may indicate a lightweight or thin wall construction, although this alone is not sufficient to determine acoustic performance.
Buildings are subject to requirements under Türkiye’s Regulation on the Protection of Buildings Against Noise, which defines minimum acoustic performance criteria for walls, floors, and other building components. However, because the quality of workmanship and installation is just as important as the design itself, the age of a building alone should not be considered a sufficient indicator of acoustic performance.
Good acoustic insulation can also be an important factor in increasing a property’s value, particularly in densely populated cities.

How Can You Assess Fire Insulation and Fire Safety?

In recent years, fire safety and fire insulation have become increasingly important considerations when purchasing a home. In high-rise buildings in particular, exterior façade materials, cable penetrations, and service shafts play a critical role in fire safety.
When evaluating the fire safety of a building, consider the following:
  • Does the building have a dedicated fire escape staircase?
  • Is there a fire-rated door between the parking area and the main building?
  • Are electrical shafts and service openings properly enclosed and sealed?
  • What is the fire reaction classification of the insulation material used on the façade? Are non-combustible materials, such as A1-class products, used where required?
  • Is there a fire detection and alarm system in the floor corridors?
Fire insulation not only helps delay the spread of fire but also provides occupants with valuable additional time to evacuate the building safely. For this reason, particularly in newly constructed buildings, the fire performance classification of insulation and facade materials should always be checked.

In short, insulation is one of the most valuable yet often invisible features of a home. A few simple checks before purchasing or renting a property can help prevent major future expenses, safety risks, and comfort problems. Therefore, when choosing a home, it is important to look beyond the number of rooms, location, or view and also carefully evaluate the building’s thermal insulation, waterproofing, acoustic insulation, and fire safety performance.
